The Atal Apartments project in Ludhiana has been postponed for about 15 years, but the authorities are currently awaiting the MC chief engineer's clearance for the revision of the total cost. The increased estimate is anticipated to be around Rs 225 crore and is owing to an increase in building costs. However, many who have received letters of allotment for the units are worried about the project being finished in the three years that were promised. Modern conveniences like a swimming pool, gym, parks, and a clubhouse have now been included in the project.
The Atal Apartments project in Ludhiana has been delayed for almost 15 years, but the Ludhiana Improvement Trust (LIT) officials are now expecting approval from the MC chief engineer for a revision of the total cost. The cost increase of around 5 to 10% is due to the rise in construction costs, and if the initial estimate was around Rs 200 crore, it will now be around Rs 225 crore. Once the nod is given, the tendering process will commence immediately.
However, people who have received allotment letters for the apartments are concerned about the completion of work within the promised time frame of three years. They are also worried that the project cost will keep increasing if the authorities continue to delay the process. The LIT had to wait for several months to get approval for conducting the draw of lots and later for issuance of the allotment letters. On April 10, 487 candidates received allotment letters from local bodies minister Dr. Inderbir Singh Nijjar.
The Atal Apartments project will have 336 HIG and 240 MIG flats built on 8.80-acre land in Shaheed Karnail Singh Nagar. The multi-storey residential earthquake-resistant towers will be equipped with modern amenities such as a swimming pool, gymnasium, green parks, clubhouse, CCTVs, 24-hour water supply, table-tennis rooms, multipurpose halls, double lifts with round-the-clock power backup, video-door phones in each flat, big balconies, fire hydrant systems, rainwater harvesting systems, small commercial centers, and a separate five-story parking facility.
It is important for the authorities to ensure that the project is completed within the promised time frame and within the revised budget to avoid further delays and cost overruns. The Atal Apartments project is a much-needed housing initiative in Ludhiana, and it is vital that it is completed as soon as possible to provide affordable and quality housing to the residents. The government should also consider expediting the approval process for such projects to avoid delays and enable timely delivery of housing projects.
