Konkan Housing Board announces lottery for 12,626 units across Maharashtra

The Konkan Housing and Area Development Board, a regional division of MHADA, has revealed plans for a lottery to sell 12,626 units across various housing schemes. The housing units are situated in Thane city and district, as well as in Kalyan, Titwala, Palghar, Raigad, Ratnagiri, and Sindhudurg's Oras, Vengurla, and Malvan. Officials announced that the registration and application process for the lottery began on October 11, 2024.

The Konkan Board's lottery is structured into two segments. The first segment consists of 1,439 units, including 594 units available under the 20% Comprehensive Housing Scheme, 607 scattered units, and 117 plots for sale. Applicants can begin registering through the IHLMS 2.0 system which opened last Friday at 12:30 PM. The deadline for submitting application forms is set for 11:59 PM on December 10, 2024. Payments for the Earnest Money Deposit (EMD) can be made online until 11:59 PM on December 11, 2024. The provisional list of eligible applicants will be published on December 18, 2024, while the final list will be released on December 24, 2024.

Approximately 11,187 units will be offered under the first-come, first-served (FCFS) scheme. This includes 9,883 units available through the Pradhan Mantri Awas Yojana (PMAY) for economically weaker sections, along with 512 units under the 15% Integrated Urban Housing Scheme and 661 units under the 20% Comprehensive Housing Scheme. Additionally, 131 scattered dwelling units managed by the Konkan Board will also be available. The Konkan Board has also announced a reduction in monthly maintenance charges for the Virar Bolini colony.

The Konkan Board has announced a reduction in monthly maintenance charges for 9,409 unit owners in phases I, II, and III of the Virar Bolini colony, which falls under the low-income group (LIG) and middle-income group (MIG) categories. This decision was made during a joint meeting between Atul Save, Maharashtra's housing minister, and Sanjeev Jaiswal, vice president and CEO of MHADA. Under the revised fee structure, LIG unit owners will now pay INR 1,450 per month, while MIG unit owners will be charged INR 2,400 per month. Previously, the fees were INR 2,121 per month for LIG unit owners and INR 3,493 per month for MIG unit owners.

Additionally, a further 50% discount will be applied to the already reduced maintenance charges for the period during COVID-19 (from March 2020 to March 2022), offering additional relief to unit owners in the colony. Furthermore, all late fees on outstanding dues for delayed payments will be completely waived, allowing unit owners until March 2025 to settle their basic maintenance dues. Starting in April 2025, the interest rate on delayed payments will also be reduced from 18% to 12% per annum.

Revati Gaikar, the chief officer of the Konkan board, mentioned that for unit owners who have already settled their maintenance charges in full, the difference in fees resulting from this reduction will be automatically adjusted in their future payments.
