E-Checks to replace in-person police station visits for tenant verification in Maharashtra

The Maharashtra state property registration department has developed a module to integrate tenant registration data with the home department, allowing tenants to complete the verification process online without visiting police stations, according to HH Sonawane, state inspector general of registration and stamps. This innovative system is already in place in Pune and Mumbai, where tenants are no longer required to visit police stations for verification.



The department aims to map all 1,130 police stations across the state to share tenant registration data. This integration will help law enforcement agencies keep track of tenant information more efficiently and allow for better coordination between departments. Furthermore, the new system will be more user-friendly for tenants, landlords, and real estate agents, reducing bureaucratic hurdles and saving valuable time and resources.



Some technical issues still need to be resolved, and communication between the registration and home departments is ongoing to facilitate integration. The process involves mapping 44,000 villages with their corresponding police stations, a massive undertaking that requires effective collaboration and coordination among various agencies and departments.



Approximately 35,000 leave and license documents are e-registered in the state each month. Abhishek Deshmukh, deputy inspector general of registration and stamps (IT), said the module is ready, and login IDs have been given to Pune and Mumbai city police officials. Once the data is prepared, similar efforts will be made with other police stations, eventually expanding the system across the entire state.



The online tenant verification system comes as a significant relief to tenants and landlords alike, who have had to deal with cumbersome paperwork and time-consuming visits to police stations. Previously, homeowners had to submit tenant details either online on the Pune police portal or in person at the nearest police station. Many tenants avoided registering their leave and license documents to evade police station visits, which often resulted in a lack of proper documentation and increased risk for both tenants and landlords.



The new system demonstrates how departments can collaborate to ensure citizen safety and streamline data sharing. By leveraging technology and fostering inter-departmental cooperation, Maharashtra is taking a significant step forward in creating a more efficient and accessible tenant verification process.



Sachin Shingavi, president of the Association of Real Estate Agents, praised the new system, stating that tenants in Pune city are no longer required to visit police stations for verification. He added that the online system would help promote transparency in the real estate sector and encourage more tenants to register their leave and license documents, ultimately leading to a safer and more regulated rental market.
