Rail Land Development Authority (RLDA), a statutory body of Indian Railways, has invited bids for the commercial development of a vacant land parcel located north of the Miraj railway station in Maharashtra. The plot is situated near Chandanwadi, adjacent to the Richardson Leprosy Hospital, along the Sangli Miraj Main Road. The land parcel, with an approximate area of 5,500 square meters, has a reserve price of INR 8.60 crore and will be leased for 99 years. The estimated built-up area is approximately 8,800 square meters, considering an FSI of 1.60.

The site is strategically located along the 45-meter-wide Sangli Miraj Main Road, providing excellent road connectivity to Sangli city, which is approximately 8 kilometers away. The plot has a frontage of 104 meters on the main road and an internal road connecting it to the Miraj railway station. The area is known as a medical hub, with several hospitals located within a 1-kilometer radius. The site's commercial development offers opportunities to cater to tourists and establish shopping or retail complexes, which can significantly boost the local economy and create employment opportunities.

The nearly triangular-shaped plot is surrounded by commercial land uses, and its proximity to the Sangli-Miraj highway suggests strong future potential for both commercial and residential developments.

Miraj, a developing city, is undergoing major upgrades to its railway station, further enhancing the site's appeal. The city, situated on the banks of the Krishna River, is renowned for its rich agricultural heritage, Hindustani classical music, and medical services, positioning it as an emerging medical hub in India. Despite a largely rural population reliant on agriculture, the city is experiencing growth in educational institutions and businesses, enhancing its status.

The site's strategic location, robust connectivity, and the region's thriving medical and commercial landscape make this a promising prospect for those seeking to establish a foothold in the dynamic Miraj market. As the city continues to evolve, this land parcel holds the potential to become a vibrant hub of commercial activity, catering to the needs of both residents and visitors alike and driving the local economy forward.
