The Madhya Pradesh Industrial Development Corporation (MPIDC) has allocated nearly 3,000 plots under the land pooling scheme in Sector 7, Pithampur, including 2,900 residential and 95 commercial plots. The industrial sector, spanning over 2,000 hectares, is being developed at an estimated cost of INR 2,400 crore, with 1,351 hectares to be acquired from private landowners. While MPIDC has secured 450 hectares, it continues to seek consents from reluctant landowners. Additionally, 350 hectares from the forest department may be included. Compensation consists of 20% cash and 80% in developed plots. The project aims to promote industrial and residential growth.
The Madhya Pradesh Industrial Development Corporation (MPIDC) has allocated close to 3,000 plots under the land pooling scheme in Sector 7, Pithampur. These include 2,900 residential plots and 95 commercial plots. The planned industrial Sector 7 in Pithampur is set to span over 2,000 hectares, with a substantial portion-approximately 1,351 hectares-expected to be acquired from private landowners. The total estimated cost for developing the project is around INR 2,400 crore.
An MPIDC official, speaking on the condition of anonymity, confirmed that they had distributed 2,900 residential plots and 95 commercial plots to landowners, thereby finalising allotments for all beneficiaries whose land agreements were completed by 2020. They added that the organisation is currently in the process of allocating approximately 2,000 more plots to other landowners.
As per the conditions of the land pooling scheme, the state government has decided that 20% of the compensation to landowners will be in cash, while the remaining 80% will be provided in the form of developed residential or commercial plots. The MPIDC has reserved over 200 hectares for industrial use within the developing sector but is still seeking additional consents from landowners. An official mentioned that some landowners have been reluctant to give up their land, with a few expressing dissatisfaction. They indicated that efforts are being made to obtain new consents, but some landowners are hesitant to part with their parcels, and discussions with these farmers are ongoing.
In terms of progress, MPIDC revealed that the registration process for roughly 450 hectares has already been completed, and the registration of another 150 hectares is currently underway. Additionally, the officials mentioned that 350 hectares belonging to the forest department are expected to be included in the planned expansion of Sector 7.
The development of Sector 7 in Pithampur is a significant part of Madhya Pradesh's industrial growth strategy, and the MPIDC is focused on completing the necessary land acquisitions and infrastructure development. With the ongoing efforts to secure landowner approvals and the steady progress in registration, the project is moving forward, albeit with some hurdles related to land acquisition and landowner concerns. Nonetheless, the MPIDC continues to engage with all stakeholders to ensure that the development can proceed smoothly, benefiting both the industrial and residential communities in the region.
