The Master Plan aims to transform this region into a hub of industrial and urban activity, with a sharp focus on supporting infrastructure, technological development, and strategic zoning to bolster economic growth.
YEIDA's Master Plan covers an expansive notified area of 3,352 square kilometers across six districts-Bulandshahr, Gautam Budh Nagar, Aligarh, Mathura, Hathras, and Agra. Phase 1 of the development focuses on 759 square kilometers in Gautam Buddh Nagar and Bulandshahr, laying the groundwork for some of the most ambitious projects ever seen in the region. Central to the plan is the development of mega projects, including the much-anticipated medical device park, semiconductor park, electronic city, and Olympic park. These projects are designed to serve both industrial and urban purposes, creating a balanced ecosystem of commercial and residential zones.
One of the major components of the Master Plan is the creation of an aerotropolis around the Noida International Airport. This airport is a key piece of infrastructure that is expected to attract both domestic and international investments. The development will cater to the needs generated by the airport project, which is being hailed as one of the most transformative initiatives in India's recent history.
YEIDA has also received input and suggestions from the Uttar Pradesh Chief Town and Country Planning Department, leading to the refinement of zoning regulations for data centers, green areas, and healthcare facilities, among other elements. The incorporation of feedback has helped the authority align the plan with modern urban planning practices while addressing environmental and social concerns. Notably, transport infrastructure and the management of the Yamuna flood zones were crucial areas of focus.
Arun Vir Singh, CEO of YEIDA, expressed his positive outlook after the government approved the Master Plan 2041. He noted that they made the recommended adjustments before submitting it for approval, and now the plan will serve as a framework for industrial and urban development to meet the demands generated by the airport project.
Among the standout features of the Master Plan is the Urban Raya Centre, a development that has garnered significant attention. With a Heritage City project planned near Mathura in the Raya Urban Centre, the authority aims to deliver a culturally and historically rich urban space that will blend heritage with modern urban development. The first phase of this project, covering 753 acres and costing an estimated ?7,200 crore, will set the tone for further urban growth in the region.
From a commercial perspective, YEIDA is also keen on boosting business development. The authority has designated 480 hectares for commercial activities that will cater to city-level business and shopping needs. This includes the development of facilities for international sporting events, with the Olympic park standing out as a significant endeavor. The park will be equipped with comprehensive sporting facilities and accommodations for athletes, signaling YEIDA's intention to create a world-class venue capable of hosting major events in the future.
YEIDA's trajectory has been set since its inception on 24 April 2001, with the primary goal of ensuring planned development along the 165 km Yamuna Expressway corridor, stretching between Greater Noida and Agra. The authority's objectives are to promote industrial development and generate employment while providing housing and amenities to support the growing population in these urban areas. The 200,000 hectares notified for development, spanning 1,187 villages across six districts, highlights the scale of YEIDA's vision for the region.
As the clock ticks toward 2025, when the Noida International Airport is expected to become operational, the Master Plan 2041 offers a clear roadmap for the future of this vital area.
